WHAT YOU CAN EXPECT

  • I LISTEN FIRST

Before we start touring houses, I want to know what you’re looking for, how you live, and what matters most to you. The must-haves, the dealbreakers, and everything in between.

  • REAL TALK ABOUT BUDGET

We’ll get you connected with a lender early on to figure out your budget and what you’re comfortable spending. That way, we can focus on homes you love without stretching yourself too thin.

  • AN EYE FOR THE DETAILS

Original hardwoods, quirky little rooms, beautiful finishes, or a new build that gets everything right. I’ll help you spot the things worth loving and the things worth a second look.

  • I’M WITH YOU THE WHOLE WAY

From showings and offers to inspections and closing, I’ll walk you through what’s happening, answer your questions, and help make the whole process as stress-free as possible.

step by step

HOW BUYING WORKS

  1. GET PRE-APPROVED

Connect with a lender to figure out your budget, explore loan options, and get pre-approved. This gives you a realistic price range before we start looking.

  2. FIND YOUR HOUSE

Let’s go shopping! We’ll tour homes, including new builds, compare options, and find the one that checks your boxes and feels right for you.

  3. MAKE AN OFFER

Found the one? We’ll put together an offer, go over the terms, and negotiate to get you the best possible outcome.

  4. INSPECTIONS & UNDER CONTRACT

Once your offer is accepted, we’ll work through inspections, the appraisal, financing, and the other details needed to get you to closing.

  5. CLOSE & GET YOUR KEYS

Sign the final paperwork, wrap up closing, and get those keys! Then it’s time to move in and make the place your own.

BUYER FAQ

How long does it take to buy a home?

In Texas, closing usually takes about 30 to 45 days after your offer is accepted. This period includes inspections, appraisals, loan processing, and final paperwork. I’ll keep everything moving smoothly and keep you updated at every step so there are no surprises.

Do I need a home inspection?

Absolutely! Even if the home looks great, an inspection helps uncover hidden problems like foundation issues, roof damage, or outdated wiring that could be costly later. It’s your chance to understand exactly what you’re buying and negotiate repairs if needed. I’ll recommend reliable inspectors and help you understand the results.

What is a pre-approval?

A pre-approval is the first step to obtaining a mortgage to purchase your home. The lender analyzes your income, debt, and credit to determine how much you can borrow. It also shows sellers you’re serious, and it gives you a clear budget to work within.

What is earnest money?

Earnest money is a deposit a buyer makes to show serious intent to purchase a home. It’s typically paid when an offer is accepted and is later applied toward the down payment or closing costs.

What is an appraisal?

An appraisal is the value assigned to a property based on an assessment of its condition, neighborhood, market conditions, and more. Your lender orders it to confirm the home is worth the price you’re paying.

What is escrow?

Escrow is when a neutral third party holds funds or documents during a real estate transaction until all conditions are met.

What is a contingency?

A contingency related to a property is when the offer is accepted, pending certain conditions set out by the seller or buyer.
